It's October. Your tenant in Flat 2 says he paid ₦600,000 in March. You have a bank alert with no note, a voice message you can't find, and a caretaker who thinks he remembers. He has nothing either.
Half of it came from his brother's account. The alert just says CHINEDU O. You've been guessing which flat that was for ever since.
Nobody has to be lying for this to go wrong. There's simply no record either of you can point to.
You already message your tenants. This is one more.

Reminders go out only when you send them, stating the balance and nothing else. At most three a month per tenant, around payday.
Typed the wrong amount? Void it and record it again. Your tenant sees both. Nothing gets quietly edited.
Gets a receipt every time, free, on WhatsApp, with nothing to install. When he moves out, or a new agent claims a payment never happened, every receipt you ever sent him is still there under his number. If one looks wrong, he taps Not correct and you're told.
Send him a login link. He records it when he collects it, and you see it the same day, with his name on it.
